Start with the question you need to answer. Finding a parcel, researching its market, checking development constraints and deciding what to offer are connected tasks, but each calls for different information.

This guide compares LandGauge, Land id, Acres, Regrid, LandGlide, AcreValue and PropStream by their published capabilities. Several may fit your work; you may also find a useful combination.

Start with the job, then choose the tool

    • Research one property and work through a purchase decision: look for a place to organize sources, unanswered questions, planned costs and deal assumptions. This is LandGauge's focus.
    • Explore maps and present a property: compare map layers, custom maps, sharing and presentation options. Land id and Acres offer these capabilities.
    • Identify parcels while visiting an area: compare GPS, mobile lookup and offline access. LandGlide is built around this use, and other platforms also offer mobile tools.
    • Work with parcel records and exports: compare filters, fields, export allowances and licensing. Regrid offers both a property app and separate data products.
    • Research agricultural land: look at soils, crop history and agricultural sales. AcreValue specializes in this area.
    • Build prospect lists and manage outreach: compare search, export limits, marketing charges and team access. PropStream supports these workflows.

These are starting points, not exclusive categories. A mapping platform may also offer sales data or analysis. Check the plan that includes the feature you need.

    LandGauge: organize the property decision

LandGauge brings property research, Due Diligence Lite and preliminary deal math into a property-centered workflow. You can work through costs, holding costs, profit and maximum-offer assumptions while keeping source information and unresolved questions together. Preliminary split scenarios can help you explore a plan; they do not establish subdivision approval.

The self-service tools are free. Permanent account saving and account-only tools require sign-in. Free access does not mean unlimited automated lookups, and county-source availability varies. Property intake covers the lower 48 states. Some calculators support larger scenarios, so a small-split example is not a universal lot-count limit.

Use LandGauge when you want to turn research into an organized set of questions and numbers for a particular property. A separate map or records tool can supply additional inputs; record their source and check important claims before relying on them.

See LandGauge's tools and scope and current pricing and access information.

Land id: maps and property presentations

Land id offers parcel information, map layers and property presentation tools. Its Premium plan includes offline map creation and AI parcel insights. Pro adds options such as branded and embedded property tours, comparable-sales and soil reports, and survey or plat overlays.

Published pricing: annual-billing monthly equivalents are $7 per user for Land id, $12 for Premium, $33.33 for the Pro three-map/tour option and $66.67 for Pro unlimited. These are annual-plan equivalents, not month-to-month prices. Mailing-list CSV reports and map-making services can cost extra.

Compare it when visual research or presenting a property is central to your work. Check map limits, sharing rights and which reports your chosen plan includes. See Land id's official plans.

Acres: parcel search, sales research and map layers

Acres offers parcel ownership information, historic imagery and flood, elevation and soil layers. Pro adds more parcel detail, sales and reporting features, advanced search and unlimited custom maps. Its Enterprise comparison includes zoning, utilities and infrastructure layers, along with team workflows.

Published pricing: Plus is $9.99 month-to-month or a $7.49 monthly equivalent billed annually. Pro is $124.99 month-to-month or a $94.99 monthly equivalent billed annually. Enterprise requires a quote; Pro lead lists are an add-on. A basic free account is also offered.

Compare it when you regularly search properties and research sales or land characteristics. Confirm the particular layer, report and add-on you need rather than assuming every paid plan includes them. See Acres' official plans.

Regrid: parcel records, filters and exports

Regrid's Property App supports parcel research, filtering and working with records. Pro includes spreadsheet import, spatial and spreadsheet exports, notes and additional map layers. Team adds collaboration, premium fields and larger project limits. Separate bulk-data and API products serve different needs from the app subscription.

Published app pricing: Starter is free; Pro is $10 a month or $100 a year for one user; Team is $20 per user per month. Lookup and export allowances apply. Additional downloads depend on volume and fields, and data/API licensing is separately priced.

Compare it when your work depends on structured parcel records or moving data into your own workflow. Confirm licensing and download limits before planning a large export. See Regrid's official Property App plan details.

LandGlide: parcel lookup in the field

LandGlide combines GPS-centered parcel lookup with mobile and desktop access. Its published features include offline records, parcel and ownership information, favorites, notes and export. That can help you identify which parcel you are looking at and keep field notes connected to it.

Published personal pricing: $9.99 a month or $99.99 a year after a seven-day trial. Corporate discounts are advertised for multiple users.

Compare it when on-site lookup is a regular part of your research. GPS position and displayed parcel lines are not a boundary survey or permission to enter the property. See LandGlide's features and official pricing.

    AcreValue: agricultural land research

AcreValue emphasizes agricultural land information, including soils and productivity, crop history, ownership, agricultural sales and field valuation. Its estimates are subject to geographic and field eligibility limits; do not assume an estimate is available for every parcel.

Pricing: free features and paid plans are offered. We could not verify a current paid-price schedule during this review, so no paid amount is quoted here.

Compare it when agricultural use and productivity are central to the property question. Check whether the location and field qualify for the information you need. See AcreValue's official resource library and property map.

    PropStream: prospecting and outreach workflows

PropStream combines property research, lead generation, AI search and marketing workflows. Its plans offer different saves/export allowances, automation and team options. It also provides analysis tools, so it should not be treated as only a contact list.

Published pricing: Essentials is $99 a month or $972 a year; Pro is $199 a month or $1,980 a year; Elite is $699 a month or $6,996 a year. Outreach, documents, additional exports and some team capacity can carry separate charges.

Compare it when finding prospects and contacting owners are recurring business tasks. Work out the likely total cost for your usage, not just the subscription. See PropStream's official plans.

    When two tools make sense

For a property you already have in mind, you might use a mapping tool to understand the area, official records to check the parcel, and LandGauge to organize the findings and deal assumptions. For agricultural research, soils and crop information may be an important additional input. For prospecting, search and export capacity may matter before a property reaches detailed review.

Start with your current question. Add another subscription only when it fills a specific gap you have identified. A larger collection of tools does not automatically produce a better-supported decision.

Keep the evidence separate from the estimate

Parcel maps, automated values, listing descriptions and zoning or utility layers are screening inputs. They do not by themselves prove legal access, surveyed boundaries, buildability, subdivision approval or available utility service.

Keep track of where information came from, what it actually establishes and what remains unanswered. Confirm decision-critical details with the responsible agency, provider or qualified professional. LandGauge's preliminary calculations and research organization do not replace legal, engineering, surveying or appraisal advice.

Use the land due-diligence checklist to organize those questions. When you have a property to investigate, find your property and start a LandGauge review.
