The calculations, estimates, readiness indicators, and other outputs are intended to help users organize their own research, identify verification needs, and support preliminary planning. They are not a substitute for independent due diligence or professional advice.
LandGauge does not provide legal, tax, financial, appraisal, engineering, survey, title, zoning, or other professional services or advice. We do not guarantee that any result, estimate, readiness indicator, or analysis provided through the platform is accurate, complete, current, or suitable for your specific situation. You are solely responsible for verifying all information and assumptions related to any property or transaction, including but not limited to price, acreage, access, utilities, zoning, flood risk, taxes, title, development potential, comparable sales, holding costs, resale assumptions, and market conditions.
You assume full responsibility for any decisions you make based on information provided by LandGauge. LandGauge is not liable for any loss, damage, claim, or business decision arising from the use of the platform or reliance on its outputs.
We collect information you provide directly, such as account details, deal inputs, saved analyses, and messages sent to us. We use that information to operate the website, provide analysis results, maintain accounts, improve the platform, respond to inquiries, and support normal business operations. We may use trusted third-party service providers to host the site, manage authentication, support communications, and maintain the service. We do not sell your personal information.
We also use first-party conversion analytics to understand, in aggregate, how visitors move through LandGauge guides, interactive tools and worksheets, property-analysis workflows, and account and save flows. This measurement may use pseudonymous visitor and session identifiers and may retain first-touch acquisition information, including the landing page, referring website or source, and UTM source, medium, campaign, content, and term. The conversion analytics event stream is designed not to intentionally collect names, email addresses, raw IP addresses, property addresses, parcel or APN identifiers, worksheet financial values, or the contents of property-analysis fields.
We keep this analytics information only as long as reasonably needed to understand and improve these journeys. Our current retention target is 13 months, but automatic deletion after 13 months is not currently enforced.
You are responsible for the accuracy of the information you enter into the platform. While we take reasonable steps to protect information submitted through the site, no method of internet transmission or electronic storage is completely secure, and we cannot guarantee absolute security.
We may update, modify, suspend, or discontinue any part of the service at any time, including features, calculations, or availability. Your continued use of LandGauge means you accept any updated version of these terms.

You agree to indemnify, defend, and hold harmless LandGauge LLC, its owners, officers, employees, contractors, and affiliates (the “Developer”) from and against any and all claims, losses, damages, liabilities, judgments, settlements, costs, and expenses (including reasonable attorneys’ fees) arising out of or related to: (i) your use of the platform; (ii) any deal, acquisition, subdivision, development, financing, or disposition decision you make in reliance on platform outputs; (iii) your violation of these terms; or (iv) your violation of any law, regulation, or third-party right.
To the maximum extent permitted by law, the Developer shall not be liable for any indirect, incidental, special, consequential, exemplary, or punitive damages, or for any lost profits, lost revenue, lost data, business interruption, diminution in property value, or cost of substitute services, arising out of or related to your use of the platform — even if the Developer has been advised of the possibility of such damages. The Developer’s total aggregate liability for any claim arising out of or related to the platform shall not exceed the greater of (a) the fees you paid to LandGauge in the twelve (12) months preceding the event giving rise to the claim, or (b) one hundred U.S. dollars ($100).
The platform is provided on an “AS IS” and “AS AVAILABLE” basis without warranties of any kind, express or implied, including warranties of merchantability, fitness for a particular purpose, title, non-infringement, or accuracy of any output. You acknowledge that all underwriting, readiness, and engineering outputs are preliminary planning estimates only and that no engineering, legal, appraisal, or financial professional has reviewed or certified them.
