    Using the County GIS Finder

How to find the right county GIS portal and pull parcel-level data you can trust.

Every county exposes parcel data through a GIS portal, but they are not standardized. Some give you everything in one map; others bury it across the assessor, recorder, and planning departments.

Use LandGauge's County GIS Finder to search by county and state and find official parcel maps and records. Once you open your county's portal:

    1. Confirm the parcel boundary and APN. Verify acreage against the listing.
    2. Toggle on zoning, flood, and topo layers if available.
    3. Pull adjacent ownership — useful for access, easements, and assemblage opportunities.
    4. Screenshot anything you intend to rely on. GIS portals change.
    5. Save the verified facts to Knowledge so the next deal in that county is faster.

GIS is where verification starts, not where it ends. Use the mapped layers as prompts: confirm mapped water with how to check FEMA flood zones before buying land, turn a mapped road into a recorded right with how to find a deed, plat, or recorded easement, and record every finding on the land due-diligence checklist. If you are new to the portals themselves, walk through how to use a county parcel viewer first.
